    The big money in real estate is made through long term appreciation. Huge paper profits with no taxes
    due until you sell the building. In the meanwhile positive cash-flow on rental income and a nice deduction for depreciation.

    Wait. You make money on long-term appreciation but also get deductions for depreciation?

    I guess I should have paid attention in accounting class.

    And you get a positive cash flow on rentals, too?

    What if you rent to black people? Is that factored in or is it moot?
