    Here’s the flaw with your example: You told the buyer that the home is worth $800K even though it’s worth $400K . The buyer didn’t do their due diligence, agreed upon the $800K price, paid it, found out that it was only worth $400K, but decided to give you a break because they want to do other future business with you.

    Meanwhile, your neighbors just saw their property valuations go up because of your sale, meaning they end up paying more in property taxes than the people across town. They’ve been adversely affected by your fraud. Likewise, the buyer now has $400K less because of your fraud, and that $400K could have gone for other things, such as loans for higher-risk individuals, thst the buyer now will no longer be willing to grant because now the buyer was defrauded by you.

    Just because you (in this scenario) lied, and the buyer swears by it, doesn’t mean other people weren’t affected.

    "Affected" is the perfect standard for people who want to dictate life to everyone else.

    Indeed, I am "affected" when you buy something. It's actually how price discovery works. It's what makes a market function. ... in a free society.

    "Affected" doesn't give me the right to tell you what you can and can't buy and how how much max you can pay. You might value something more than I do for whatever reasons YOU have.

    I'll take a free society with voluntary exchange over some authoritarian bullshit that rationalizes coercing people with an "affected" standard.
