My offer on my first house just got accepted...

Congrats IJAG ! Back when I purchased my first house and had the expected jitters, my wise closing attorney described the perfect term.

He called a home purchase as one of those "joyfear" days. A day you experience great worry and great joy at the same time. Those days are few, but probably are the life changing moments that propel you through.

I presume you are getting a home inspection by an independent inspector. If anything is found don't be afraid to negotiate further price adjustments.
 
Thanks, Boom. Inspection is scheduled, by my buyer's agent, for next Wednesday or Thursday. He's calling the guy today. It just feels so damn fast. :D

you're joking, right? or just trying to make me feel even bluer about our mortgages, past-present: 2-bedroom condo, '89, 10.75 3-year arm; '94, our first (and fave) house, 7.75 30-year mortgage refinanced down to 6.75 by time we had to sell in '05-present, 30 years/6.75 at purchase, refinanced in'09 to 6.25, where it will stay until we sell this sucker in 2 years and pray for the best...

yeah, you've done SUPER. great timing. our timing has been awful on the first and third purchases...excuse me while i go slit my wrists... :'( :'( :'(

p.s. -- in fairness to myself and all others: none of us are 'geniuses' or 'wizards' when it comes to this stuff. we're all a prisoner of timing; i love the folks who 'brag' about the great deal they negotiated with the bank or mortgage brokerage. it's like folks who buy a car and think they got over on the salesman/dealership -- it never happens. yes, it always pays to be as knowledgable as you can so you don't get steamrolled. but at any time, no matter the market, there's only so much you can do....

at least that's what i rell myself so i can sleep a night... ::)

Funnier still, the part which needed replacement cost $4.20. Sometimes, the jokes write themselves ...
 
I was too stupid to be nervous about my first house. I was 23. I wanted the mortgage to be similar to what rent would be. It was, so I went through with it. I signed dozens of papers and had no idea what I was signing. Not smart, but it worked out.

I got buyer's remorse when I bought my current house. I was worried about losing my job and foreclosing. Worried that something terrible was lurking that the inspector missed, etc. Worried that the neighborhood was worse than I was told, etc.

It's been 3 years and I'm very happy with my house. I'm sure you will be too.

4.375 is really good.
 
congrats on the house IJAG.
If you plan on being in it for a long time, try to pay a little extra on the principal each month. it'll cut the life of loan by a several years if you do.
we started with a 30-year mortgage and had it paid off in 19 years with one refi. But our house payment was never much more than rent would have been, so it was not a lot of trouble to pay some extra on the principal.
